Starting the Process

Rental properties move fast in the current market, so try to allow as much time as possible when you’re searching. Register with us so we can make you aware of new properties as soon as they come on the market. Properties are usually advertised with a per calendar month rent which is paid monthly in advance. Initial letting terms are usually 6 months, however some landlords will consider longer terms.

How Can I Arrange a Viewing?

Call us on 01244 402940 as soon as you see a property you’re interested in or email us at chesterlettings@humphreysofchester.co.uk. Properties can go under offer within hours of coming onto the market, so make sure you bring any joint tenants or decision-makers with you when you view. It is also advisable to have the reservation fee with you in case you see your ideal home and want to reserve it straight away (see our section about “How Much it will cost” for details on our application fees).

How Much will it all Cost?

The fees payable will be:

-  Application fees are charged to secure any of our properties.  This fee will be requested at the point you wish to reserve the property and is non-refundable.  The cost of  the application fees are shown below and include VAT:

£195 per person over the age of 18 residing at the property.

£295 if you are a co-habiting couple

£350 for a company application

An additional fee may apply for Non EU residents and applicant on benefits, please contact our office for further details.

£65 for the cost of a guarantor

£66 to renew your tenancy

This application fee can be paid  by cash, debit or credit card please note that there is a 3% charge for credit card payments.

Once your reference has passed and a move in date has been agreed you will also need to pay:
- At least one month’s rent – this is due at least 5 days before you move in
- Deposit (usually 6 weeks rent) – due at least 5 days before you move in
